Our History

Global FM can deliver facilities management services that assist to minimise building owner or tenant risk exposure, deliver support services, and protect and enhance the value of your asset.

Global FM Pty Ltd was formed in 2000 by two local Brisbane building services professionals. Their intention is to provide exceptional operational, technical and commercial management to the property market.

We are proud members of both the Facility Managers Association of Australia, and Green Council of Australia, and abide by their codes of ethics.

Project Management

Global FM can project manage minor fitout works to full scale building refurbishment. Our Team includes Construction Managers, Project Managers and ABGR accredited Building Services engineers.

We would work with the client to define and deliver asset management strategies appropriate to the required client's risk profile for the particular property.

Profiles

Experience - over 30 years

Over 30 years experience in commercial, domestic, civil, industrial and high rise construction, operations and maintenance management to national and state level management tenure with Government and blue chip Property and Facilities Management companies

Our Team

Both directors are supported by a team of facilities and operations managers, project managers, building supervisors, financial managers, office administration, technical staff, and selected consultants to provide an extensive and professional service.

What we do

We are well placed to deliver:

  • A commitment to ensuring excellent client and tenant relations.
  • Business continuity planning to ensure minimum operational disruptions in the event of catastrophe and utility disruption.
  • Protection of the asset through planned preventative maintenance strategies.
  • A commitment to protecting the interests of the building owners and ensuring compliance with all legislative requirements.

We provide operational, technical and financial programming direct to:

  • Property owners
  • Owner representatives including Agents, Body Corporate and Funds/Asset Managers
  • Management agreements/joint ventures
  • Property developers during feasibility studies for Outgoings and Maintenance Costs projections, on-going Sustainability issues, and hand-over phase of the project
  • Tenants under Head Lease arrangements.

Facilities Management

Global FM will develop a strategic Maintenance and Operations plan to match the Client's business objectives. The program may comprise:

  • Establishment and management of maintenance contracts and compliance.
  • Contractor review inclusive of Induction procedures and currency of correct Insurances.
  • Asset Register establishment and-or updating
  • Capital Expenditure development and ongoing management
  • Property Risk Assessments inclusive of Slip Testing, HazMat, Asbestos, Roof Access.
  • Sustainability initiatives
  • On-site operations management
  • Property Operations reporting
  • Documentation management
  • Energy management & ABGR reporting
  • Water consumption management
  • Fitout liaison
  • Financial Management
  • Project management of capital and non-routine maintenance works.
