Our History

Global FM can deliver facilities management services that assist to minimise building owner or tenant risk exposure, deliver support services, and protect and enhance the value of your asset.

Global FM Pty Ltd was formed in 2000 by two local Brisbane building services professionals. Their intention is to provide exceptional operational, technical and commercial management to the property market.

We are proud members of both the Facility Managers Association of Australia, and Green Council of Australia, and abide by their codes of ethics.

Profiles

Experience – over 30 years

Over 30 years experience in commercial, domestic, civil, industrial and high rise construction, operations and maintenance management to national and state level management tenure with Government and blue chip Property and Facilities Management companies.

Our Team

Both directors are supported by a team of facilities and operations managers, project managers, building supervisors, financial managers, office administration, technical staff, and selected consultants to provide an extensive and professional service.

Facilities Management

Global FM will develop a strategic Maintenance and Operations plan to match the Client’s business objectives. The program may comprise:
  • Design stage planning assessment to identify risks and operational requirements for new projects and building enhancements
  • Handover support, including Defects liability reporting and management
  • Establishment and management of maintenance contracts and compliance.
  • Contractor review inclusive of Induction procedures and currency of correct Insurances.
  • Asset Register establishment and-or updating
  • Capital Expenditure development and ongoing management
  • Property Risk Assessments inclusive of Slip Testing, HazMat, Asbestos, Roof Access.

Building Operations

Global FM can either place appropriately trained onsite managers, or provide a regular inspection service to supervise and coordinate all or a selection of these operational routine services:

Tenant Service Request System

Global FM provides tenants with four methods of contact. There are;

The web based portal’s Service Request System (SRS) works like Global FM’s philosophy in that it is very simple and straight forward. In under a minute, a Tenant (or Asset Manager) can log a Service Request with our Help Desk and receive a receipt of acknowledgement to their Request. The SRS is an adjunct to our Computer Aided Facility Management programme (CAFM), and ensures that all Service Requests reported for our attention are recorded for reporting and future analysis.

Reporting

Global FM will consolidate and provide monthly reports as follows:

  • Financial report for all building operational contracts
  • Operational and Building Services report for all Global FM superintended contracts summarizing;

Project Management

Global FM can project manage anything from tenancy fitout and makegood works to full scale building refurbishments.

Our Team includes Construction Managers, Project Managers and ABGR accredited Building Services engineers. Global FM can provide everything from budget planning, programming, tendering and contract engagement, onsite management right through to the final occupation certification. Our tailored approach can ensure that project challenges can be met and resolved effectively, ensuring that your project is delivered on time, within budget and to your expectations.

Maintenance Division

The Global RM Property Maintenance Division is responsible for the general upkeep of our client’s buildings and external areas as well as any other external equipment or services. 

The Global FM online helpdesk team will dispatch suitable trades to any reported adhoc breakdown or damage repair as required within the designated or prearranged priority guidelines.   

The maintenance division is made up of qualified carpenters, painters, electricians, plumbers, mechanical services technicians and trades assistants. We currently undertake Programmed and Adhoc maintenance for multiple client-owned commercial buildings throughout Australia.
